Rockingham County DB 11:501 1832  Inomplete Deed

This Indenture made the 24th day of May in the 1832 between Richard Winfield and Elizabeth his wife of the County of Rockingham and State of Virginia of the one part and Samuel Cootes of the County and State aforesaid of the other part. Witnesseth that said Richard Winfield and Elisabeth his wife for and in consideration of the sum of four hundred and thirty three & half dollars lawful money of Virginia to them in hand paid by the said Saml Cootes the receipt whereof is hereby acknowledged hath granted bargained and sold and by these presents to grant bargain and sell to the said Samuel Cootes and his heirs and assigns a certain tract or parcel of land lying and being in the County of Rockingham and part of the land which said Winfield purchased at a Trust Sale held on the 12th day of May 1832 being a part of the lands of John Funk which was conveyed by said Funk to Geo Dove in Trust to secure certain sums of money due Jas Ewing and whereas Geo Dove departed this life and the said Saml Cootes having become the Admintr. of the Estate of said Geo. Dove decd and he the said Cootes having been requested by the said Ewing to advertise and sell the land authorized by said deed in Trust, he accordingly did sell on the day and year afsd. one hundred and forty four & half acres of part of the lands mentioned in the afsd deed in Trust and which was struck off to the said Winfield, and which the said Cootes conveyed to said Winfield by deed bearing date on the 24th day of May 1832 all of which will more fully appear by a reference to said deed or part of which land the said Winfield hereby conveys to said Cootes containing about seventy two acres more or less and bounded as follows. Beginning at a stake 20 links south of a walnut Cootes Corner at the meadow thence N53W53 poles to a stake near an apple tree thence S50 W1 ½ poles to a stake thence N55W220 poles to a stake in a pile of stones. Thence S35W60 poles to two black oaks on a ridge a corner of the original tract thence S13E22 ½ poles to a stake thence South 86E70 poles to two Lynns. Thence S54E88 poles to a locust on a hill in the field. Thence S56E47 poles to a stake. Thence N50E12 poles and 4 links to a stake. Thence S47E41 poles crossing the meadow to a white walnut in the Creek of the Creek. Thence with the meanderings of the Creek 23 poles and 9 links to a Lynn stump on the bank of the Creek. Thence N36E15 poles and 11 links to the beginning, together with all the water right to and privileges for watering meadow in the manner hereafter practicing. Together with all and singular the appurtenances thereunto belonging or any wise appertaining to have and to hold the said seventy two acres of lands with its appurtenances unto the said Saml Cootes his heirs and assigns forever the only proper use and behoof of him the said Saml Cootes his heirs
