Rockingham County DB 24:103 1851

This Deed made the 19th day of December 1851 between Saml Cootes and Paulina C. Cootes his wife of the County of Rockingham and State of Virginia of the one part and Anderson Runion of the County and State afsd of the other part, witnesseth that the said Saml Cootes and Paulina C. his wife, for and in consideration of the sum of ninety nine dollars and eighty seven and half cents the receipt whereof is hereby acknowledged, do grant unto the said Anderson Runion a tract of land lying on Tunis’ Creek and being in the County of Rockingham and state of Virginia, a part of a larger tract of 500 acres conveyed to said Cootes, by George H. Chrisman and Martha his wife, Margaret D. Herring and Ann H. Herring by Deed bearing date on the 19th day of April 1849 and of record in the Clerks office in the county court of Rockingham. Bounded as follows to wit. Beginning at a pine by a path running thence S60E182 poles to a large white oak, thence N50 1/2E43 poles to a pine, thence S43 1/2E5 ½ pole to a pine on the bank of Tunis’ Creek, thence 14 1/2W92 poles to two hickories, thence S2E93 poles to a pine and Spanish oak sapling, thence N55W48 poles to a pine, thence N17W64 poles to a pine, thence N14E32 poles to two pines on a steep hill, thence N60W28 poles to 2 pines on the north side of a hollow, thence S88W98 poles to 3 small pin oaks, marked in said line, thence crossing the tract by a division line bearing N1W116 poles to a pine the beginning corner, containing 113 ½ acres, more or less reserving a good road through said land from the big road to said Cootes land and the said Samuel Cootes and Paulina C. his wife releases unto the said Anderson Runion all their claim or claims upon the said lands and the said Samuel Cootes and Paulina C. his wife covenant that they will warrant generally (with the exception of a good road through said land from the big road to said Cootes land lying west of said land) the land hereby conveyed and that they have a right to convey the said land to the said grantee, and that the said grantee shall have quiet possession of the said land free from all encumbrances, witness, the following signatures and seals.

State of Virginia, Rockingham County to wit.

We George Branner and Naason Bare Justices of the peace do certify that Paulina C. Cootes the wife of Saml Cootes whose names are signed to the writing hereto annexed bearing date on the 19th day of December 1851, personally appeared before us in our county afsd and being examined by us privily and apart from her Husband, and having the writing afsd fully explained to her she the said Paulina C. acknowledged the said writing to be her act, and declared that she had willingly executed the same and does not wish to retract it. Given under our hands this 19th day of December 1851. Geo. Branner N. Bare

I George Branner a Justice of the peace for the county afsd & State of Virginia, do certify that Saml Cootes whose name is signed to the foregoing writing bearing date on the 19 day of December 1851 has acknowledged the same before me in my County aforesaid. Given under my hand this 19th day of December 1851. Geo. Branner

In the Clerk’s office of the Court of Rockingham County April 28th, 1852 this deed from Samuel Cootes & wife to Anderson Runion was this day presented to me deputy Clerk of said County and being certified is admitted to record. Atteste J.G. Coffman D.C.R.C.
