Rockingham Co DB 19:235 1881

This Deed made this 15th day of March 1880 between John G. Cootes & Louisa C. his wife, A.M. Neuman trustee of the County of Rockingham and William H. Barley of the County of Warren of the one part and Henry Whisler of the County of Rockingham of the other part, all of the State of Virginia. Witnesseth that whereas by deed bearing date the 30th day of May 1873, the said John G. Cootes and Louisa C., his wife, had granted and conveyed the tract of land hereinafter mentioned and described to the said Henry Whisler and whereas the said and was not recorded until the 15th day of May 1876 and in the meantime the said John G. Cootes and wife had conveyed the whole tract of land of which the tract hereinafter mentioned formed a part to A.M. Neuman in trust to secure certain indebtedness to William H. Barley, and whereas the said Louisa C. Cootes has since that time become the purchaser under decrees rendered in the Circuit Court of Rockingham County in the Chancery cause of J.J. Nicholsen & Sons, and others against John G. Cootes and others of the entire interest of the said John G. Cootes in the whole of said tract including that hereinafter described as will appear by the deed to her from J. D. Hansberger, commissioner, duly of record and whereas the said John G. Cootes and Louisa C. his wife are willing to assure to the said Henry Whisler a good title to the tract of land sold to him and whereas the said A.M. Neuman trustee and William H. Barley are willing for a certain valuable consideration thereunto moving them to write in this deed and release their claim upon the tract of land sold to the said Henry Whisler.

Now therefore, in consideration of the premises and of one dollar in hand paid the receipt whereof is hereby acknowledged, the said John G. Cootes and Louisa his wife do grant with general warranty, and the said A.M. Neuman trustee and William H. Barley do grant with special warranty unto the said Henry Whisler the tract of land aforesaid bounded and described as follows. Beginning at a dry locust tree in the side of the road, thence S70E10 poles to a stone pile, thence S15W20 poles to a stone in line between Cootes and Wunder, thence N69W8 poles with Wunders line to a stake in the road, thence N2E20 poles to the beginning, containing one acre of land with a house.
